The Real Property Administrator (RPA®) and Facilities Management Administrator (FMA®) programs serve the educational needs of third-party property managers and corporate property managers.
Cover the basics of building design, operation and maintenance, as well as the specialized areas of commercial property law and risk management, marketing and leasing, budgeting, accounting and asset management. Property managers maximize the net income of any property, be it one building or an entire portfolio.
Earning Your Professional Property Manager Designation
This program leads to a professional property manager designation upon successful completion of BOMI’s requirements. The required courses for the Real Property Administrator and Facilities Management Administrator programs are offered by Mount Royal University Continuing Education in association with the Building Owners and Managers Association (BOMA) Calgary and the Building Owners and Managers Institute (BOMI). IMPORTANT NOTE: New students must pay a one-time BOMI enrollment fee of $210 to register into the RPA or FMA designation OR pay a fee of $80 per course at the time of course registration.
Career Outlook
Successful completion of this program may lead to an entry-level property management position as a real property administrator or facilities management administrator, depending on personal and professional suitability for the field.

Budgeting and Accounting – Required for RPA only
Create building and facilities budgets and apply concepts within the real property and facilities context. Follow the accounting process and creation of a budget from start to finish, interpreting financial statements, annual reports and statements of cash flow. Gain practical property manager skills in compiling lease abstracts and preparing rent rolls.

Real Estate Investment and Finance
Property managers can maximize the value of a property by taking charge of real estate investments. Examine basic financial concepts as they relate to real estate, including valuation, analysis, taxation, depreciation and life-cycle costing. Evaluate real estate investments and develop budgets that estimate net operating income. Study the income capitalization approach and cover property taxation costs and strategies to offset these costs.

Design, Operation and Maintenance of Building Systems, Part I
With the increasing demand for economy and energy conservation, the challenge for property managers and facilities managers today is to create and maintain an efficient, safe building environment. This course provides property managers with the information you need to make management decisions about various building systems and sites - decisions that will increase occupant safety and comfort, while facilitating building efficiency.

Environmental Health and Safety Issues
Gain an overview of important environmental health and safety considerations in building operations as well as the interrelated responsibilities of federal and provincial governments. Practise developing and managing proactive environmental/occupational health and safety programs, comply with regulatory standards and guidelines, and assess when to obtain technical assistance.

Law and Risk Management — required for RPA only
Acquire a foundation in the basic principles of law and risk management, to help you deal with everyday legal and risk issues in property management. In addition to covering leasing and conveyancing, the course covers important issues concerning torts, contracts, employer/employee relations, property rights, and environmental law. Details of risk management and insurance are also discussed.
